FT/PT: Full-Time

General Position Description:
Under the general direction of the Assistant Vice President of Facilities, the Director of Custodial Services is responsible for the care and upkeep of all physical facilities at the college. Provides vision and leadership in oversight, planning and development of campus and facilities cleaning operations. Oversees all custodial services operations along with the department budget, hiring and supervision of staff, as well as facility management systems. Plans, organizes, and conducts meetings with department and other college leadership to improve custodial services. Exercises discretion and independent judgment with respect to matters of significance daily.


Salary Range: $70,956 - $80,180

Description of Job Function:
1. Directs and provides oversight of all custodial services operations, including hiring and supervision of staff and budget management. Ensures buildings and facilities are maintained in a clean, safe, and secure condition in accordance with safety and health requirements, as well as applicable college, state, and federal laws, policies, and regulations and procedures.

2. Guides, evaluates, and delegates work to assigned staff. Completes annual performance development process with employees according to college policy and the prescribed timeline. Supports program improvements and encourages professional development and growth of the team’s skills and performance. Trains staff on established procedures and communicates with staff to ensure implementation of initiatives.

3. Conducts periodic site visits to monitor for quality control, as well as safety and sanitary compliance. Ensures all sites are clean, safe, and up to code in accordance with all applicable laws and regulations to pass state inspections, guides team members with compliance requirements and best practices.

4. Establishes and implements short- and long-term department goals, objectives, strategic plans, and operating procedures; monitors and evaluates programmatic and operational effectiveness.

5. Collaborates with leadership in budget projections and forecasting to determine current and future funding needs related to campus care and upkeep. Utilizes facilities management systems to assess cleaning and supplies need for each campus location.

6. Determines and recommends materials and equipment needed for custodial operations, projects, and activities; test new supplies and recommend purchases as appropriate.

7. Partners with other college staff in managing contractual arrangements with service providers.

8. Compiles information, prepares and maintains a variety of records, reports, and files related to inspections, projects, personnel and assigned activities. Utilizes data to make decisions; escalates to college leadership when required.

9. Designs and implements training programs for custodial staff; formulates, develops, and revises custodial handbooks, rules, regulations, policies, and procedures.

10. Represents the department at all college-wide meetings, as required.

11. Performs other related duties as assigned.


Required Minimum Education: Bachelor’s Degree from a regionally accredited institution, or any equivalent combination of related education, training, and/or experience which provides the required knowledge, skills, and abilities to perform the essential functions.

Other Required Qualifications:
Four (4) years of related experience in a custodial supervisory or managerial level position.


Knowledge, Skills and Abilities:
  1. Ability to develop and maintain recordkeeping systems and procedures.
  2. Strong interpersonal and communication skills and the ability to work effectively with a wide range of constituencies in a diverse community.
  3. Knowledge of budget preparation and supervision, cost estimating, monitoring, and fiscal management principles, and procedures.
  4. Skill in the use of personal computers and related software applications.
  5. Skill in examining and re-engineering operations and procedures, formulating policy, and developing, implementing new strategies and procedures, and problem-solving skills.
  6. Skill in organizing resources and establishing priorities.
  7. Ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments.
  8. Ability to foster a cooperative work environment.
  9. Ability to develop working agreements and/or contractual arrangements with service providers.
  10. Ability to communicate effectively, verbally and in writing, and to communicate technical information to non-technical personnel.
  11. Knowledge and understanding of public utilities and facilities infrastructure.
  12. Ability to maintain and troubleshoot electronic telecommunication and direct digital control systems.


General Working Conditions:
This job primarily operates in a professional office environment. The employee will routinely operate standard office equipment including but not limited to computers, keyboards, mouse, phones, photocopiers, printers, scanners, filing cabinets and fax machines. While performing the duties of this job, the noise level in the work environment is usually quiet to moderate.

Typical physical competencies include but are not limited to frequently remaining stationary, moving, reaching, positioning self and occasionally ascending/descending, lifting/moving objects weighing between 5-15 pounds. This job also entails frequently communicating, discerning and exchanging information, detecting and perceiving objects up close, at a distance, and the ability to adjust focus. Cognitive abilities include but are not limited to frequently using discretion, judgment, reasoning, memory, learning, maintaining confidentiality, comprehension, problem solving, and decision-making.
